We’ll measure your readiness to make money in land subdivision through the following three key areas:

Your Land Knowledge
Do you understand the step-by-step land subdivision process, from identifying suitable land through to approvals and titles, and how each stage fits together?

Site Selection Skill
Do you know how to search for subdivision-ready land, filter out poor opportunities, and assess whether a site has real profit potential before going any further?

Your Execution Ability
Do you know the correct steps to take after securing a site, who to involve at each stage, and how to turn an approved subdivision into a completed, profitable project?
Who Am I?
I’m Adam Leach. I’ve been in land development for over 15 years and have run 30 + subdivision projects with a combined value of over $250m.
Before teaching land subdivision, I:
- Ran a construction business
- Worked directly on-site and in project delivery
- Transitioned from 'working for income' to using land subdivision as a wealth-building strategy
What the research and experience shows
Across hundreds of land subdivision projects and student case studies, three consistent issues appear:
-
-
- Most people look at the wrong land first. They get emotionally invested before confirming whether a site is even able to be subdivided.
- Most people underestimate costs involved and overestimate outcomes. Profit disappears quickly when feasibility is done incorrectly, or not at all.
- Most people don't know what their next step is. They stall between interest and execution.
